WE ONLY PROVIDE DAILY MAID SERVICE UPON REQUEST. THIS IS NOT PART OF THE DAILY FEE. We will be happy to provide pricing upon request.

SECURITY DEPOSIT - You are required to present at check-in the same VISA/MASTERCARD used to make your reservation to be used as a security deposit in case of any property damage found during condo inspection, late check out or over occupancy fees. Deductions will be made for any missing or damaged items including and not limited to; kitchen, linen, furnishings and decoration items. Deductions will also be made for lights and A/C-heat units left on and for windows and doors left open or unlocked that are discovered when inspection is conducted. You must report all damages you notice upon check-in. You are responsible for any and all damages that occur to the property or it's contents whether by you or any other member of your group while you are the registered occupant of the property. If we discover that there has been damage to the property or it's contents, we will capture an amount from your credit card to cover the estimated cost of repairs. The amount we capture will be an estimate and may be more than the actual cost of repairs. We will provide a statement of the damages and the cost of the repairs after they have been completed. If there is a refund due it will be returned to the credit card. If we are unable to collect the necessary funds from your credit card you agree to remain liable for the uncollected amount and allow us to seek restitution in a US court in the state if Arizona if necessary.

REFUND AND CANCELLATION POLICY - Confirmed reservations cancelled more then sixty (60) calendar days in advance of your check-in date will result in a $150.00 cancellation fee. Cancellations between 60 and 30 days of arrival will result in a charge of fifty percent (50%) of your total payment due or the full prepayment amount which ever is more. Cancellation within thirty (30) days of arrival will result in a charge of one-hundred percent (100%) of your total payment due or the full prepayment which ever is more. There are no refunds for early departures, holiday dates including Spring Break.

OCCUPANCY - The primary renter must be 25 years of age or older. Each condo has a maximum occupancy as well as a maximum number of adults that are allowed in the room. You will be charged $50 per night, per person at check-in for any extra adults in the room beyond the occupancy limit. Each rental is designed to sleep a specific number of people (maximum occupancy): You will be subject to eviction without return of your any prepaid rental payment if more people are found in your rental then you listed on your reservation.
